A Guide on What to Expect when Buying a Home with Great Lakes Tiny Homes LLC

This is for Park Models and Tiny Homes
What to expect when you purchase one of our standard models:
- No charge for plans on any of our Standard Models
- Add any of the upgrade options at the cost listed on the specifications under each model
- You can make any non structural changes at no extra costs
What to expect when you purchase a custom designed home:
- Redesign one of our standard models to fit your needs or bring us your start from scratch design ideas and we will help you get started
- Custom Plans are when any of our standard models are structurally modified
Custom Home pricing for plans:
- Preliminary Plans, include – floor plan layout, exterior elevations, one-revision, and a written estimate $999.00 – Each additional revision $249.00
- Full color exterior 3D prints to give a great visual with one-revision included $999.00 – Each additional revision $399.00
Payment Terms for your Home Purchase:
- Plans and revision payment is non-refundable
- A $2,500.00 down payment – refundable for 30 days – reserves your built date —- stripe payment link here
- A non-refundable 25% down payment secures your pricing and your start date
- 2nd 25% is due 60 days prior to the start date.
- The final 50% or Balance is due 7 business days prior to delivery.
- Any on-site work (Pad prep, Decks, Skirting, etc.) is an additional cost.
- When finances with a lender/bank we can work with there terms
Purchase Agreement/Contract
- Purchase Agreement/Contract must be signed and dated by Both Customer and Builder.
- The billing to name and delivery address must be provided.
Change Order
- When a customer requests a change after the final plans are signed.
- Builder will provide the change on a (Change Order) form.
- Builder will implement a 25% surcharge on all change orders.
- Change orders must be signed and dated by Both the Customer and the Builder
- The total change order amount is due at the time of signing it
Site Preparation/Installation Suggestions:
- The home can be set on a concrete pad, minimum of 6” thick with ½” rebar every 24” inches – depending on your local area we recommend to install a footer/foundation below the frost line
- The home can also be set up using concrete piers to below the local frost line and to top of your natural grade
- If the home is on wheels, it shall be blocked up with 8” cinder blocks, high enough so that NO Weight is on the wheels
- All our Park model and Tiny Homes can be installed on a foundation without the trailer
- The buyer is responsible for all hookups (Water, Septic, Electrical, Etc.) unless other arrangements are made.
- The seller will provide the buyer with prints that show all service hookup locations.

What to expect when you purchase one of our standard models:
- No changes to our Standard Model plans, Modular Home certifications, and state approved plans $3,250.00
- Add any of the upgrade options at the cost listed on the specifications under each model
- You can make any non structural changes at no extra costs
- Your local building, and zoning permits for foundation, porches, and garage are not included

- 10% is due at completion
- When financed with a lender/bank we can work with their term

Site Preparation/Installation Suggestions:
- The home shall be set on a permanent foundation, either a crawl space or a basement – provided by the customer or a local contractor
- The customer or local contractor shall provide a firm stone driveway and a minimum 50’ x 50’ clear, level firm stone area for the crane and the home to be set up at right next to the foundation
- All overhead electric wiring and trees need to be cleared as well
- The buyer is responsible for all hookups (Water, Septic, Electrical, Etc.) unless other arrangements are made.
- The seller will provide the buyer with prints that show foundation dimensions, and all service hookup locations
